The Newton Abbot branch of Rendells, the firm of chartered surveyors, auctioneers, valuers, land and estate agents, is pleased to announce the forthcoming sale by public auction of a detached country house with outbuildings and more than 30 acres of land, which will take place at The Jolly Farmer in Newton Abbot on Wednesday 11th March.

Moorland View occupies a lovely, highly convenient rural spot nestled in the Dart Valley between the popular unspoilt villages of Landscove and Staverton, with the market town of Ashburton to the north and the ancient borough town of Totnes to the south. Beyond Ashburton is the rugged expanse of the Dartmoor National Park and all the leisure pursuits it has to offer, and on the other side of Totnes is the River Dart and the beautiful South Devon coastline. The A38 Devon Expressway is around 3.5 miles from the property, providing a fast link between Exeter and Plymouth and access to the M5 Motorway.

Available as a whole or in three lots, Moorland View extends to 33.19 acres and is being sold freehold with vacant possession on completion on 10th April 2020.

Lot 1

Lot 1 is the detached, extended house with outbuildings and land totalling around 8.5 acres. Inside the terra-cotta painted house, on the ground floor is a dining room with turned wood staircase, lounge with French windows and a wood burner, kitchen/breakfast room fitted with a range of modern units, utility room and WC. Upstairs is the family bathroom, master bedroom with en-suite shower, two further bedrooms and an office/fourth bedroom. The house comes with a fruit garden, parking for several cars and a side garden with greenhouse.

The outbuildings included in Lot 1 sit to the east of the house.

The first building measures 78’x38’, is constructed of various materials and is generally old or in need of repair. This continues into an area 60’x30’ with timber uprights and trusses and a galvaprime roof, at one end of which is the former dairy, now used as a store. At the end of this is an open concrete yard with a timber fence.

Beyond the car parking area are two more buildings – a 55’x15’ barn with timber supports and a fibre cement roof, and continuing this a similar building measuring 30’x15’ with galvanised iron side sheets.

The land (total of around 8.5 acres) in Lot 1 is under pasture divided into three gently sloping and well drained paddocks with gated entrances.

Lot 2

Lot 2 comprises a good range of buildings with extensive yard areas and pasture totalling around 1.72 acres. With access points to public highways, the yards are laid to hardcore, concrete and earth, the largest (100’x31.6’) of which is covered mainly with box profile galvaprime roof and continues into an old stone and concrete block building with a large doorway. An open front building measures 60’x40’ with an adjoining 75’x30’ building, and there is also a feed barrier and standing area.

Lot 3

Lot 3 comprises 22.9 acres of land including a cattle house. These three interlinking fields are under pasture on long ley with a gentle slope, each with a water trough fed from the main. The cattle building is constructed of block walls with a cement fibre roof, an earth floor and an open front with hay racks and feeders on the far wall.

The auction will take place at The Jolly Farmer in Newton Abbot at 3pm on Wednesday 11th March 2020. The Lots will be sold to the winning bidder/s and completion will be set for the 10th April 2020.
